Getting started

How do I create an account?

Click Start free trial, choose Landlord or Tenant, and follow the prompts. Landlords get a 30-day trial with full access.

How do I add a property and units?

From your dashboard go to Properties → Add property. After saving, open the property and use Add unit to list each rentable space.

Rent & payments

How do tenants pay rent?

Tenants open Pay rent in their portal and pay by free ACH or card. Landlords see incoming payments under Payments.

Are there fees?

ACH is free for tenants. Card payments carry a small processing fee shown before checkout.

Applications & leases

Can a renter apply before choosing a unit?

Yes — start a general application from Applications → New application and submit a renter profile a landlord can match to a vacancy.

How do leases get signed?

Generate a lease from an approved application, then send it for e-signature. Signed leases are stored in your document vault.

Screening

How does tenant screening work?

Screening is run by an FCRA-credentialed provider. The applicant authorizes and pays the provider directly; only the result is shared with the landlord.

Does SerenityLease store my SSN?

No. Sensitive identity and credit data stay with the screening provider, never in SerenityLease.

Maintenance

How do I report a repair?

Tenants open Maintenance and submit a request with photos. Landlords track and update status from their Maintenance board.
